Building New Houses Across London

You have the plot and the drawings, or you are close. We build the house: foundations, frame, envelope and fit-out, managed as one project with a clear programme.

  • New homes only
  • Consent conditions tracked
  • Organised, safe sites
  • New homes built London-wide
What we build

New-build and self-build services

Whether it is a single family house on a garden plot or a pair of homes on a cleared site, the work is planned around your consent and your budget.

Self-build support

You stay in control of the design and choices; we take on the construction and coordinate the trades from slab to handover.

How a new-build project runs

Each stage has a clear finish line before the next one starts.

  1. Review the plot

We look at drawings, consent, ground reports and access before pricing.

  2. Price and programme

You get a staged quote and a realistic programme for the build.

  3. Groundworks to weathertight

Foundations, drainage, frame, roof and windows to get the house dry.

  4. Fit-out and sign-off

Services, finishes and the completion certificate from Building Control.

Planning conditions

Consent is the start, not the finish

Most new homes come with planning conditions to discharge: materials samples, drainage details, landscaping and more. We keep a list from day one so nothing holds up occupation at the end.

  • Pre-commencement conditions checked first
  • Material samples arranged early
  • Completion paperwork gathered as we go

Areas served

New homes in every London borough

We take on new-build and self-build projects throughout Greater London.

Plots in the capital are often tight, with neighbours close by and limited room for storage, so logistics are planned as carefully as the build itself.

If you have a plot or consent anywhere in London, send us the details and we’ll review it.

Why us

A builder focused on whole houses

New-build work needs a different kind of planning from an extension.

Paperwork under control

Conditions, warranties and Building Control are tracked from the first week.

Tidy, well-run plots

Hoarding, deliveries and waste are planned with the neighbours in mind.

Built to the drawings

Setting out is checked carefully so the house sits exactly where consent says.

Decisions at the right time

We flag choices early, such as windows and kitchen, so they don’t delay the build.

Programme you can follow

Stage-by-stage updates show where the build is against the plan.

Insurance details on request

Insurance certificates for the build can be requested at quote stage; we’ll provide copies before work on your plot begins.

FAQ

New-build questions

Answers for self-builders and landowners planning a new home.

Do you build without planning permission in place?

No. We price from approved or near-final drawings and start once consent and the relevant conditions allow work to begin.

Can you help a self-builder who wants to stay involved?

Yes. Many self-builders want to choose finishes and manage some decisions themselves. We agree the split of responsibilities in writing before work starts.

Masonry or timber frame: which is better?

Both can produce excellent homes. Timber frame can shorten time on site, while masonry is familiar to most trades and lenders. The right choice depends on design, programme and budget.

Who arranges the structural warranty?

New homes usually need a structural warranty for mortgage lenders. We work with the warranty provider you choose and support their inspections.

What about Community Infrastructure Levy?

CIL and any self-build exemption are handled with your council before work starts. It is worth checking your position early, as the rules are strict about timing.

Can you demolish the existing house first?

Yes. Demolition is planned with surveys for asbestos and services, and with any notices your council requires.

How long does a new house take to build?

It depends on size, method and how quickly decisions are made. We give a programme with the quote and update it as the build progresses.

Do you build small developments?

Yes, typically a few homes on one site. Larger schemes are assessed case by case.

Are you insured?

Ask for our insurance certificates at quote stage and we’ll provide copies before work starts. Your structural warranty provider may also ask to see them.
